A township development is one where a number of properties or erven, usually 10 or more, are laid out on a general plan together with roads and open spaces, where applicable. The developer of such a property seeks the assistance of a number of professionals and consultants, including a property lawyer such as Herold Gie, prior to the approval of the general plan by the Surveyor General for the area in which the property is situated, to ensure that the development is not in conflict with existing title deed conditions, local authority zoning and scheme regulations, or relevant environmental legislation and to ensure that the necessary finances and development loan have been arranged. After a development has been approved by the relevant local authority and the general plan approved by the Surveyor General, Herold Gie will attend to the registration of the general plan in the Deeds Registry and the transfer of the properties in the development from the developer to the purchasers, simultaneously with any mortgage bonds to be registered by the purchasers and additional notarial deeds of servitude in respect of the development.
